Summit County Real Estate Update
|
Residential Sales: Check out the charts above to see that year-to-date (1/1-2/17) sales are up 39%, and the average sold price is up 16%. However, the percent of list-to-sold softened just a bit down to 99.8%.
New Construction: Represents about 14% of the sales so far, and that 14% happens to be the same percentage of new construction sales as last year for the same period. Of the pending properties, 63% are new construction and of the current active listings, 35% are new construction.
Inventory: The net inventory of active listings has dropped by about 11 from the beginning of February. The total number of active listings is currently 144, with about 94 being resales and 50 being new construction.
Showings: As of the February 1, inventory was down about 64%. Even with a decrease in inventory, the number of showings are pretty close to what they were in 2020.
Under Contract Activity: Is up substantially, with the total number of pending transactions up about 36% over last year at this time.

Why Get Pre-approved for a Mortgage Before You Shop?
|
There are a few good reasons to do this. The first is to properly set your expectations as a buyer. What if you think you can afford more than you actually can? What if you start shopping, find your dream home, then discover you aren't qualified to buy it?
Second, a mortgage professional will be able to tell you what you can use for income and assets, and can pull your credit report. You can pull your own credit score, but you still need to know its impact. A mortgage professional can tell you how it will affect your interest rate and for which programs you qualify.
Third, if you need to pay down or pay off debt to get your debt ratios in line, it's better to know sooner rather than later. Lastly, you should get pre-approved so real estate agents and sellers will take you seriously. Having that pre-approval letter in hand will set you apart
from unqualified buyers and take you a long way in the home-buying process.
