COVID-19 Real Estate Recovery Kicks Into Gear: Under contracts and sales are surging. In fact, June sales were almost the same as June of last year, only down 3%! June was very strong and July is kicking into gear just in time for the selling season that typically occurs during the summer in Summit County.
Real Estate Showings: Showings this June were up 55% over June of 2019. In the first five days of July our showings were up 95%!
Year to Date: The average sold price remains about the same as in 2019, up 3% this year. The number of sales is down 24%. The percent of sold price to list price is now 97.5%, giving buyers about 1% (0.7 points) additional negotiation room
What's Happening by Price Range: The number of sales under $500,000 is down 39%. Sales in the $1,500,000 to $2,000,000 range, and above $3,000,000, are down close to 50%! However, the $1,000,000 to $1,500,000 range is up by 4%.
Pending Properties: There was a surge of activity that is continuing today as the county now has just over 500 properties under contract. Of those, 45% are new construction and 55% are resales. Most of the new construction is happening in the north end of the county (Frisco, Copper, Keystone, Dillon and Silverthorne), and about 80% of what is currently under contract is also in the same area.
