How the Town Name Went from BreckInridge to BreckEnridge

Did you know that the name was originally spelled with an "I" instead of an "E" and why it was changed?

Breck was originally established as a gold mining town along the Blue River in the 1850s. In order to acquire a post office (the only one between Salt Lake City and the ContinentalJohn Cabell Breckinridge Divide at the time), the town named itself "Breckinridge," in honor of Vice President John Cabell Breckinridge.  The ploy worked and the town received its post office.

Breckinridge, VP to James Buchanan, ran for president against Lincoln, and, after losing, became a State Senator in Kentucky, a post from which he was expelled after staying loyal to the Confederacy, while Kentucky remained in the Union. He ultimately became Secretary of State of the Confederacy and, after the war, escaped to Cuba to avoid being tried for treason.

When the town’s residents got word of Breckinridge’s Confederate leanings, they changed the spelling of the name to Breckenridge. And now you know.


Summit County Real Estate Update for May 2018

The Market: Overall residential sales are down 7% compared to last year, while the average sold price is about even -- up 1%. Of the sold properties from January 1 through May 4 in Frisco, Dillon and Silverthorne, average prices are up and the days on the market are down. The overall market is currently up 1%, even with Copper Mountain's decrease in sales (Copper is down 52%).

Dillon continues to see the highest appreciation in average sold price. New construction continues to bolster sales with a number of projects throughout Summit County. The hottest price segment for resales, as well as new construction, continues to be between $500,000 and $1,000,000.

Is Remodeling Worth the Effort for Resale?
At some point during the chaos of every remodel, you may ask, "Is it worth the upheaval, the cost and, most importantly, the return on investment when it comes time to sell?"

The answer: it depends on where you live and what you choose to remodel. 

With regard to specific projects, the 2018 cost-vs.-value report from Remodeling Magazine shows that smaller upgrades get you the most bang for your buck as opposed to larger remodels. According to the report, those who remodel on a massive scale should expect a return of 56%. This is less than the steady return of 64% over the past two years.

Why the drop? Craig Webb, editor of Remodeling Magazine, believes it is because some real estate markets may be reaching their peak. He explains, "Consequently, spending a lot of money on a remodel does not automatically mean your house will be worth a lot more than it would be based on expected appreciation."

So, if you are planning a remodel in 2018, the rule of thumb is to keep it simple. Forgo a major kitchen overhaul for a simple upgrade that could recoup you 81.10% vs. 53.50%.

Instead of building an addition to the master suite (ROI 48.3%), consider something with more curb appeal, such as a new garage door (ROI 98.3%), manufactured stone veneer (ROI 97.10%) or a wood deck (ROI 83%).

When in doubt, ask your real estate professional for advice.  She or he knows your market inside and out and can best advise you about whether your potential remodel will help reap a financial return and sell your home quickly.

Should I Be Present When Buyers View My House?

You want buyers to feel as comfortable as possible when they view your home. That's why you should not be present when the agent shows your property.

If you are present, buyers may feel like intruders and feel rushed to leave. They also don't feel free to ask questions or express concerns. You may be tempted to remain home in an effort to answer questions or provide information, but buyers are typically more comfortable obtaining information indirectly through their Realtor. Your presence also inhibits honest feedback, which can be crucial for future showings. 

For best results, leave the premises during all showings of your house. This gives buyers the freedom to explore and enjoy, so they are more likely to fall in love with your home.
