Sales Winding Down in Summit; Prices Stay Strong

Sales are winding down at a brisk pace, although with strong prices.

Residential Sales: The lowest average sold price is in the town of Dillon at nearly $550,000 with a corresponding increase in sales of 24%! Breckenridge has the highest average sold price of over $1,000,000 (up 22%) and a drop in sales numbers by about 17%--that 22% gain translates into an average sold price increase of $203,891!

Home Sales: $1,358,101 is the current average sold price for a home in Summit County. Sold prices are up about 11% or $138,017 over the same time period in 2018. Breckenridge has the highest gain at 19% ($256,687)! Homes are selling at 97% of list price on average and are on the market for about 73 days. Keystone has the highest average sold price at just over $1,500,000.

Condo Sales: The average sold price for a condo in Summit County is just over $500,000 and condo sales are down just a bit by 4%. It takes about 10 days longer to sell a condo this year, as opposed to 2018—about 44 days on average with prices rising about 4%. Frisco has experienced the lowest number of days to sell a condo (27) with Copper having the highest at 63.

Want a little more privacy? Below are some ideas for affordable and appealing options that will allow you to keep nosy neighbors at bay. 

Windows provide sunlight, outdoor viewing, and fresh air, but they can also provide your neighbors with a play-by-play of what's going on inside your home. If your property is feeling more like a fishbowl than a house, try adding a privacy feature to the windows.

Window tinting is a great option. These tints can block visibility from the outside while allowing you to enjoy your views. As a bonus, some window tinting can also reduce sun exposure, which can help keep your home cool and protect décor from fading. Another way to maintain privacy and natural light is to choose cellular shades or lightweight and light-colored curtains..

Options in your yard can also provide privacy. Trellises are a good choice as they create privacy screens while adding greenery to your surroundings. Choose your favorite vine or other decorative plant to add beauty to your backyard and privacy to your home.

Potted plants are an alternative to trellises and can be just as effective in making your home less visible to prying eyes. Place tall plants strategically to create a private backyard oasis or shield your living room window from the world.

How do I know if a property is a good deal?

I will pull "comps" (comparable properties) from the multiple listing service to see what similar properties have sold for in the area. This comparison will also include the prices of other homes currently on the market.

I will review the size, location, and other features of the home to determine what other properties are comparable; then I can figure out the home's approximate value in the current market.

You can then compare that value to the current asking price to determine if the property is priced too high or just right. If you decide to move forward with the property, I can also use this information to help you negotiate the best possible price for your new home.
