Summer is Heating Up in Temperature and Summit County Sales

The summer selling season is in full swing in Summit County with lots of real estate activity. Local sales show the average sold price holding strong throughout the county with Silverthorne, Frisco and Dillon being very strong. Silverthorne has seen the most growth so far in 2018 with the average residential sold price up 21%; Frisco is up 20% and Dillon 19%.

While average sold prices remain steady, the overall number of residential sales in Summit County is down 9% compared to 2017. There have been no single-family home sales in Copper Mountain this year, but condominium average sold prices there are up by 13%!

The luxury market (properties over $1,000,000) has not kept pace with 2017 and is about -23% from last year. The average sold price in the luxury market is about the same as last year, down 3%.

When you're getting ready to list your house, the goal isn't just to sell - it's to sell quickly and at the best possible price! The longer your house is on the market, the less likely it is to fetch top dollar.

The following tips will help you achieve your goal:

Work with a Real Estate Agent
Some sellers are tempted to go it alone. But for a quick sale that maximizes profit, go with a Real Estate agent - and listen to his or her suggestions. Their market knowledge is invaluable when it comes to pricing and marketing your home.

Boost your curb appeal
Give your front door a fresh coat of paint (punchy red, blue, or yellow is a nice way to switch it up), add hanging baskets and planters to your front stoop, and resod your lawn. A home that looks well cared for is more inviting to prospective buyers.

Stage it
If you really want to sell fast and you have the budget required, allow a professional stager to come and work her magic. Can't swing the cost? Borrow some of their tricks: Get rid of all personal items, use mirrors to create the illusion of light and space, add throw pillows and blankets to seating, and put fresh flowers or small potted plants in each room

Be flexible
Selling fast means maximizing the number of buyers coming to see your house, so be willing to vacate at a moment's notice. Work with your agent to create as many viewing times as possible.

To Stage or Not to Stage?  I’ll Answer the Question.

Staging helps make your home more appealing to the greatest number of potential buyers. A professional stager will recommend what items should be removed and what décor and furnishings should be added. Staging removes distracting clutter and/or personal items and creates a clean, inviting atmosphere. The stager's finishing touches will help create a space that buyers can envision as their own.

If your home is vacant, it may be particularly difficult for buyers to see it as a livable space; furnishing it will give your home a "lived-in" look vs. cold, empty rooms. If you are considering putting your home on the market, I will be happy to visit and provide a no-cost, no-obligation assessment as to whether you should stage it.
