Summit County Real Estate Update

The Stats: In the first four months of 2020, sales were down 20% and Average Sold Price was up 7%. It took an average of 70 days (8 days more than last year) to sell a property, and they are selling at 97.7% of list price. The average price of residential property in Summit County in 2020, so far, is $844,462.

 

Home Sales: Single-family homes have an average sold price of $1,320,261. It takes 78 days to sell a home (fewer days than in 2019) and they are selling at 97% of list price.

 

Condominium Sales: Condos have sold at an average price of $517,553 (up 6%). It takes 67 days to sell (24 more days than 2019) and they are selling at 98% of list price.

 

The Resort Market Today: The COVID-19 shutdown resulted in fewer sales in May (as it did in April), reducing the total number of sales throughout the county substantially. Yet, showings picked up steadily in May; even more so, at the start of June. Buyers are buying, and some properties are receiving multiple offers! The increase in activity couldn't happen at a better time as our typical summer selling season typically kicks off around the 4th of July.

 

Active Listings: Below is a chart of the active listings in Summit County. If the increase in new listings continues, we should have anywhere from 100 to 300 additional properties for sale during our peak of the year - sometime late August.

What Is an "As Is" Sale?

When house-hunting, you may encounter the term "as is" in the listing information. While technically, most homes are marketed in "as is" condition, it is not necessarily an indication for alarm. But you will want to look for red flags. The seller is likely putting you on notice that no repairs will be made. Your purchase should always be subject to any inspections, which will be a protective contingency in your offer.

Most sellers will back away from their "as is" stance and do some negotiating on reasonable repair requests so they won’t lose their buyers. If a seller sticks to their guns and refuses to remedy repair requests or offer any credit in lieu of repairs, you have a right to cancel the sale without penalty.

Even if an "as is" property appears in good condition, I would not recommend that you waive your right for inspections just to be able to consummate a deal; there can be an unknown that becomes your liability once you have possession.
