Price Range Sales Stats: The total number of sales in 2020 rose by 20% or about an additional 350 properties that sold in 2020 vs. 2019, an additional 700 transactions with gains in all price ranges.
The actual number of properties sold shows the largest increase in the $500K to $1M range, representing 43% of the total increase; followed by the $1 - 1.5M price range representing 28%; and then the $2 - $3M price range representing 19% of the total gain in sales.
In the under $500K sales range, there was only a 1% increase, or five additional sales. There were two additional sales in the $5 - $10M range, and in the $3 - $5M there were five additional sales. The $500K - $1M range increased by 151 additional sales; $1 - $1.5M by 99 sales and $2 - $3M increased by 68 additional sales.
Interestingly, 44% of the market is in the $500K - $1M price range. And 71% of our market is in the under $1M range. In comparison, the $1 - $2M range represented 22% of the market in 2020.
